Our client in the real estate activities is seeking to recruit a Development Manager who will report to the Head of Property.
Responsibilities:
Develop, manage and co-ordinate all the development projects of the cluster.
Provide the best Development Management Services for different stages (Inception, Concept & Viability, Design Development, Documentation and Procurement, Construction and the Close out).
Be part of the Leasing team when launching projects to ensure required pre letting objectives.
Responsible for researching, conceptualising, and evaluating new property ideas & development projects.
Work in close collaboration with the Head of Property / Head of Technical / Head of Operations / future team members on all projects.
Development Management and coordination around projects:
Liaise (when and where applicable) with the marketing/sales, legal, technical/project development and finance departments for the proper and thorough promotion, execution, follow up and reporting of all projects. Same applies with external consultants on projects.
Provide direction, guidance to the department to ensure alignment of the company strategies.
Ensure an excellent customer service with and to stakeholders.
Take full responsibility for the accurate and regular reporting of all relevant project activity.
Be part of the leasing team to ensure potential tenants are signing agreements and that all requests are attended to including modifications to be done on the concept and plan of the projects
Efficiency & People:
Always work to optimise the sustainability, employment, training and economic growth potential in all development projects and procurements.
Manage staff and resources allocated to the projects in accordance with the required and standards, including health and safety.
Provide effective and professional management of staff, including all recruitment, performance management and discipline.
Local context and environmental analysis:
Identify and promote new project proposals that meet development objectives and gain relevant approval for appropriate projects.
Screen potential and business deals by digging into market strategies, deals requirements, potential and financials, evaluation options.
Examine risks and potentials and estimating partner's needs and goals.
Determine new opportunities by analysing and understand business needs.
Develop a good understanding of the real estate market in Mauritius.
Organisation and implementation:
Drive execution of planned objectives as per the project plan within set time frame and budget & other relevant covenants.
Develop negotiating strategies by studying integration of new venture with the company's strategies and operations.
Integrate contract requirements with business operations.
Prepare the annual business development plan, as well as prepare the annual work plan.
Present information on the team's and projects progress.
Ensure the schemes and regulations are properly followed by the company when developing projects.
Follow up construction with the Head of Technical and ensure a proactive & great relationship with contractors, consultants & customers.
Any other cognate duties as may be necessary in the circumstances and/or required by the employer.
what you need to know
Profile:
A minimum of a Bachelor's Degree in Civil Engineering, Architecture, Management, or another acceptable qualification with a technical background.
At least 6 to 8 years of practical experience in launching new development projects across various property segments such as Mixed-Use Developments, Offices, Hospitality, and Retail.
Experience in conducting feasibility studies and Master Development designs.
Skills and Abilities:
Strong leadership and managerial abilities.
Good analytical skills and the ability to effectively lead a team of professionals and senior managers.
Excellent communication and negotiation skills.
Proficient knowledge of project management and the ability to monitor the progress of construction activities and submit regular status reports to Executive Management.
