Our client in the investment and development of real estate properties is currently seeking to recruit a Maintenance Manager who will report to the Chief Operations Manager. The Maintenance Manager will be responsible to oversee and manage the Maintenanve Department of the company.



General Duties:
Develop maintenance procedures and ensure implementation.
Maintains the physical appearance and operational efficiency of the buildings and supervises programs involving electrical, mechanical and general construction, repair and maintenance of existing facilities and equipment.
Carry out inspections of the facilities to identify and resolve issues.
Plan and oversee all repair and installation activities.
Ensure predictive and preventive maintenance programs are accomplished and repairs are completed.
Monitor equipment inventory and place orders when necessary.
Monitor expenses and control the budget for maintenance.
Manage relationships with contractors and service providers.
Evaluates all costs associated with each project including materials, costs of labour and time expended.
Approves plans and budgets for each project and makes any adjustments needed in consultation with the Chief Operations Manager.
Coordinates the Maintenance team, assigning short and long term goals for successful completion of the project's plans.
Makes sure all projects and undertakings stay on budget and within the projected time schedule.
Allocates resources effectively including personnel, materials, and time.
Ensure health and safety policies are complied with.

Risk Management:
Maximise income and minimise costs where possible and appropriate.
Ensure that the proper Standard Operating Procedures are set up to mitigate any risks of fraudulent/inaccurate transactions; train the personnel under your care to this effect.

People Management:
Ensure the effective management of the personnel under your responsibility.
Liaise with the HR Department on a regular basis for a proper monitoring of all employees' related issues and relevant action taking.
Identify recruitment requirements and work with the HR department for the candidates' search and selection.
Identify the training and development needs of employees and ensure that the proper actions are taken accordingly.
Maintain positively the team's job results by counselling and disciplining employees as well as monitoring and appraising them.
Ensure that employees follow the company standards, policies and strategies.
Fully assist the HR department in the elaboration of Key Performance Indicators for the staff under your responsibility as well as the subsequent implementation, monitoring and assessment phase.

Diploma/Degree in Electrical, Electromechanical Engineering.
10 years experience at management level.
Proficient in Microsoft Office.
Strong leadership
Good communication skills.
Time Management abilities.
Problem solving skills.
Attention to details and be involved in all day to day operations.
